Yes. We regularly work in occupied buildings, including active parking garages, condo towers, and commercial properties with ongoing operations. We coordinate with property managers and GCs to stage work, minimize noise during off-hours, and keep tenant disruption low.
We are PCI Certified Erectors and ICRI Member Contractors. We hold active general contractor licenses in Florida, Georgia, and Alabama. We carry full liability insurance and workers' comp. Documentation and current certs are available on request, before any contract is signed.
FL Senate Bill 4-D requires milestone structural inspections for buildings 30 years and older (25 years if within 3 miles of the coast). Many of those inspections surface PT cable damage, balcony failures, and concrete spalling that need immediate repair. We work directly with property managers and engineers to scope and complete the repairs identified in those reports.
Post-tension cables are high-strength steel strands embedded in concrete during construction. When a cable corrodes, breaks, or loses tension it can compromise the whole structure. Repair involves locating the failure, cutting back concrete, repairing or replacing the cable, and restoring the concrete. It requires specialized tools and certifications most GCs don't carry.
